With Orchard’s Concierge service, our team will help you take the guesswork out of these decisions and complete any work at a budget you’re aligned with. Plus, once the work’s completed you’ll be able to maximize buyer interest the moment you list so you can sell faster.

Here’s how.

1. Connect with Orchard's Concierge Team

Once you're ready to list your home on the market, your Orchard agent will ask if you're interested in learning more about Orchard Concierge. If yes, your agent will then collaborate with our Concierge Team to discuss your home to see if it’s a fit for your needs.

The next step will be to complete a home visit, where our team walks your home in-person and gathers details to provide a recommended proposal on what should be repaired or updated before you list. You’ll then meet with a dedicated Renovation Lead who will share the proposal and advise you on which improvements will be most impactful in helping your home sell.

They’ll also be able to highlight repairs you don’t need to make. Lawrence & Bekah Goudy, recent Orchard Concierge customers thought their home might need several repairs, but found that just a few meaningful updates went a long way.

2. Determine Your Upgrades

After your Renovation Lead has walked through their recommendations for upgrades or repairs, they’ll provide a cost and timeline estimate. At this point, you can decide what you want to move forward with.

• Interior or exterior paint
• Minor exterior siding & trim repairs
• Pressure washing

• Mechanical, electrical and plumbing repair and replacement

3. Complete The Work

With your services selected, your Renovation Lead will then oversee and manage all aspects of completing your list-ready improvements as quickly and efficiently as possible. No need to deal with vendors or contractors directly; your Renovation Lead will manage the timeline on your behalf and keep you informed throughout the process.

While every home and upgrade is different, most Concierge services can be completed in under 2 weeks, some in as little as 1 day. An added benefit of using our Move First program is that all this work will start after you’ve moved into your new home, so you won’t need to deal with any noise or mess.

4. List Your Home & Sell Faster

Once your project is completed, your agent will help you prepare to list on-market, including professionally photographing your home with its new upgrades. From here, you’re ready to list for top dollar.
